Broadway Connection submitted for planning

Broadway Connection is British Land’s major regeneration scheme comprising partial demolition, refurbishment and redevelopment to create an office-led mixed-use scheme with flexible retail, restaurant and café uses, a music venue and leisure use at lower levels. The scheme also includes a new area of landscaped public realm and new pedestrian route that will create a physical connection from Ealing Broadway Station to the wider town centre.

The project will increase opportunities for local residents to work locally through the creation of around 4,500 jobs and has the potential to see circa £7.7million spend in the local economy in shops, restaurants and local cultural facilities. The scheme will bring cohesion to the site and maximise the potential of The Broadway, attracting occupiers that will bring the most economic and social benefits to the local community.

When complete, Broadway Connection will provide circa 30,000 sqm of high quality, flexible office space, a new public courtyard to revitalise the area and make it more attractive, including a new music venue, circa 4,000 sqm of ground floor and first floor retail / food and beverage space, along with enhanced shop frontages along The Broadway.

British Land want Broadway Connection to be a healthy and productive place to work, by using natural design features to reduce stress and incorporating modern technologies that improve air and water quality levels. The new offices will provide environmentally sustainable workspace that contributes to employee wellbeing, including more space for meeting rooms, breakout areas and quiet spaces for employees and clients, as well as include new smart building technologies.

The area was once home to the historic Ealing Club, and the scheme is providing space to bring the Club back into use, near to its previous location and with a significantly larger footprint. The new premises will provide the facilities needed by a modern venue, including better recording facilities for live performances, along with better acoustics and crowd safety features as well as disabled access for the first time.
